Our step-by-step guide to letting your property with Gilson Bailey

Market appraisal

With our vast experience in the local lettings market we will furnish you with a realistic appraisal of the achievable rental returns and advise you on your legal obligations as a landlord.

Prepare for market

High quality photography and detailed floor plans will be used to market your property from our city centre office.  All the major property portals are utilised such as Rightmove, Zoopla and Primelocation.  Our team of trusted contractors can assist in preparing the property for market and making sure it meets all the regulatory requirements saving you the hassle factor.

Tenant selection

The choice is yours, we’ll submit tenants applications to you and provide you with the information required to make your decision. We utilise the most up to date technology to make the process as efficient possible, through referencing and setting up of the tenancy agreement, to its eventual signing which can be signed electronically at no additional cost.

Tenant Welcome

We undertake a ‘check-in’ service with your tenant at the property agreeing the contents of the inventory, meter readings, where to locate the stop tap and how to operate the heating, saving you queries as the tenancy progresses.

Pre check out inspection

Meeting your tenants prior to their tenancy end, we agree the condition in which the property must be left two weeks prior to the final vacation inspection. Giving time for any items to be resolved, meaning minimal risk of deposit disputes and your property ready to relet immediately.

Deposits

Following introduction of the Tenant Fees Act the amount of deposit which can be held has change.  For the majority of properties we take a deposit equivalent to 5 weeks rent but on some of our properties it is the rental amount plus £100.  We handle the deposit registration, administration and holding on your behalf at no additional charge.

Gilson Bailey are members of ARLA Propertymark, the Tenancy Deposit Scheme, the Deposit Protection Service and The Property Ombudsman. All of our Landlords and Tenants are further protected by our membership of the Properymark Client Money Protection Scheme and you may view further information below.
