Tenant Process

If you have any questions regarding any of our rental properties or would like to arrange a viewing, please call our office.

Many of our properties have video viewings which you can view online to assist in making your selection before undertaking a physical viewing.

A physical viewing is the best way to ensure that a property definitely meets your needs.

Once viewed and you are happy that you would like to apply for the property, you will be asked to complete a simple application form. This will be passed onto the landlord for their consideration along with any supporting information you wish to provide.  Please be aware that there may be multiple applications for the property and the landlord will make their choice based in the applications submitted.

Upon being accepted for a property, we will arrange a suitable and convenient tenancy start date and all tenants will be required to be referenced. We use a professional refencing agency, Let Alliance. The referencing process consists of employment/income reference, credit check and previous landlord reference (if applicable).

If you have adverse credit history please ensure you are honest about this at the application stage. Many landlords are happy to proceed with a guarantor in place or rent in advance. All applications are presented, there are often multiple applications and the decision is made by the landlord.

Once the referencing process has been completed, you will be sent the tenancy agreement via email for electronic signing. Finally we will ask that the first months rent and deposit is paid a few days before the start of the tenancy.

You will be required to provide three types of I.D, Passport / driving license, proof of current address and proof of national insurance number.  If you don’t have a passport and don’t drive you can provide your birth certificate as proof of ID

We take a 5 week deposit for the property but on some of our properties it is the rental amount plus £100 please check with our team.

On the first day of your tenancy, we will meet you at the property to hand over keys, do meter readings and answer any questions.
